The overlay advantage

When Concrete Overlay Beats Full Replacement

A slab that looks tired does not always need to be removed. If the concrete beneath is structurally intact, an Ardex overlay system can restore the surface with the finish and durability your project demands, at a fraction of the cost of tear-out and replacement. Ardex manufactures overlays for every scenario: thin decorative microtoppings for visual refresh, polishable overlays for showroom floors, structural overlays for heavy-use areas, and stamped overlays for hardscape applications.

We install as an Ardex-certified specialist, which means every step follows Ardex protocols. Prep, primer, mix ratio, placement thickness, and cure schedule all matter. The system warranty is only valid when the installer adheres to these specifications. We deliver to spec, and you get the warranty documentation at project completion.

If the slab has structural damage or is beyond overlay repair, we recommend full replacement through our driveway, patio, or commercial floor services. We assess the slab during the free estimate and recommend the right path forward.

Installation sequence

The Ardex Overlay Installation Process

  1. Evaluate the existing slab

We inspect the concrete for structural integrity, surface wear, moisture levels, and any cracks or spalls. This assessment determines which Ardex overlay system is appropriate and whether prep work like crack repair is needed beforehand.

  2. Prepare per Ardex protocol

The slab surface is diamond-ground to the profile specified by Ardex, contaminants and loose material are removed, cracks are filled with compatible repair material, and the surface is primed with the Ardex primer matched to the overlay system.

  3. Mix, place, and finish

The Ardex overlay material is mixed to exact manufacturer ratios, applied at the engineered thickness, and finished to the specified look (smooth trowel, polished, stamped, or textured as the system calls for).

  4. Cure and seal

The overlay cures on the Ardex schedule, receives the topcoat or sealer specified by the system, and is handed off with warranty documentation and a maintenance guide for the owner.

Specification matters

Why Ardex Spec Compliance Protects Your Investment

Ardex systems perform as engineered when every step follows the manufacturer's specification. Cutting corners on primer, mixing off-ratio, skipping surface prep, or applying outside the working window all compromise the system and void the warranty. We follow spec because that is what makes the overlay last.

If the slab needs flatness correction before overlay, we coordinate with Ardex self-leveling underlayment. For spalled or damaged areas, we use Ardex repair mortars to restore the surface before overlay application. Both are part of the Ardex system family and ensure the overlay bonds to a sound substrate.

Common questions

Ardex Overlay Questions, Answered

Overlay systems, thickness ranges, warranty and when overlay beats replacement.

When the underlying slab is structurally sound and the surface issues are cosmetic or wear-related. Overlay restores the look and performance at a fraction of replacement cost; structural failure of the slab itself requires replacement.
Ranges widely by system, from very thin decorative microtoppings to substantial structural overlays. The overlay thickness matches the existing-slab condition and the use the resurfaced floor will see.
Yes, Ardex offers polishable and stamped overlay systems. The look is part of the system spec; we agree the look up front and use the matched Ardex product for that finish.
Yes. Ardex warranty applies when installers follow Ardex spec on prep, mix, install and cure. We install to spec and deliver the warranty documentation at handoff.
A few days to a week for most residential or small-commercial projects, with cure before service. Larger or staged projects take longer; the full schedule is in the quote.
