On a commercial lot, a retaining wall is the foundation of the site layout. It holds back soil and water pressure so the parking, the building, the access road can sit level and stable. That is structural work, not landscaping.
The footing must be sized to the height of the wall and the weight pressing down on it from above. Rebar runs through the concrete to resist bending. A drainage layer and weeping tile behind the wall prevent water from building pressure that would push it over. Without these elements, the wall will lean, crack and eventually fail.
We measure the slope, the height, the surcharge (parking, building, road above), and engineer the footing depth and rebar layout to handle the load.
Excavate the footing trench
The footing is dug below frost line and to the depth the engineer specifies. A shallow footing is the most common cause of wall failure.
Form, rebar, and pour or lay block
For poured walls, forms are set and rebar tied in place before concrete is placed. For block walls, units are laid and cores filled with reinforced concrete.
Install drainage and backfill
Perforated drain tile and a gravel layer go behind the wall to shed water. Backfill is compacted in lifts so the wall is not pushed by hydrostatic pressure.

A wall that is leaning, bulging or cracking is losing its battle with water or weight. The most common culprit is water pressure building behind the wall because drainage failed or was never installed. The second is a footing that was not dug deep enough or sized for the load.
Repair depends on how far the wall has moved and what it is holding up. A wall caught early, with visible cracks but still mostly plumb, can sometimes be stabilized by installing drainage and underpinning the footing. A wall that has shifted badly, especially one holding up a parking lot or building, is safer rebuilt from the ground up.
