Fixing Tired Concrete Patios Without Tearing Them Out

Cracks, spalling, faded sealer, and worn edges don't always mean your patio is done. Las Vegas Concrete assesses what can be saved, patches problem areas, and resurfaces slabs that are structurally sound but cosmetically tired. We give you a straight answer on whether repair or replacement makes sense. Every assessment comes with a free written estimate.

Sound slab, fixable surface

Why Patio Repair Works When the Base Is Still Good

A patio that looks rough on top is not necessarily a patio that has failed underneath. If the slab sits level, the base is not heaving or settling, and the damage is surface-level, repair is the smarter move than replacement.

Cracks get sealed before frost and water widen them further. Spalled corners are saw-cut clean, prepped, and patched back to profile with bonded repair mortar. When the whole surface is tired but the structure is sound, a thin overlay goes down across the entire slab, giving it a fresh, uniform finish in a day or two.

The decision tree is simple: if the slab is level and the base is not moving, stamped patio repair or exposed aggregate patio resurfacing saves money and time. If the slab is heaving, settling away from the house, or pulling apart at joints, a new patio pour is the honest answer. We walk you through that assessment at no charge and put the work in writing.

The repair sequence

How Patio Repair and Overlay Gets Done in Las Vegas

  1. On-site assessment and diagnosis

We inspect the slab for base movement, crack patterns, spalling, and surface wear. You get a clear repair-vs-replace recommendation before any quote is written.

  2. Saw-cut and remove damaged concrete

For localized damage, we cut clean edges around the problem area, remove the failed section, and expose sound concrete underneath for the patch to bond to.

  3. Prep base and apply repair mortar

The base is cleaned and prepped. Repair mortar is applied at the right thickness and reinforcement is added for larger patches. The new material bonds to the existing slab.

  4. Finish and cure to match

The patch is finished to match the surrounding texture (broom, exposed, or stamped). For full resurfacing, an overlay covers the entire slab in one continuous pour and cure cycle.

Overlay and seal

How Patio Resurfacing Gives a Tired Slab New Life

When the concrete slab is structurally sound but the surface is worn across the whole patio, resurfacing is faster and cheaper than tearing it out and pouring new. A thin overlay is applied over the prepared slab, creating a fresh, uniform finish that reads as a brand-new patio.

After repair or resurfacing, concrete sealing protects the surface from water penetration and weather damage, extending the life of the work. If the assessment shows the patio really does need to come out, we handle plain concrete patios, stamped finishes, and exposed aggregate pours as well. The whole residential concrete scope is covered.

Common questions

Patio Repair & Resurfacing Questions, Answered

Repair vs replace, cracks, resurfacing and what is honest to fix in Las Vegas.

If the cracks are surface-only and the slab still sits level against the house, repair makes sense. If the slab is heaving, settling or pulling away from the house, the base has likely failed and a new pour is the honest answer.
Yes. We saw-cut clean edges around the spalled area, prepare the base, and bond a patch into the sound concrete. Done with the right mortar and prep, a patch holds as well as the original.
Resurfacing lays a thin overlay across a prepared slab when the structure is sound but the surface is cosmetically gone. It gives the whole patio a fresh, uniform look at a fraction of the cost and time of a tear-out.
Patches into existing concrete are visible up close, but resurfacing covers the whole slab in one go and reads as a new finish. Either way, sealing afterwards keeps the result protected for years.
Most localised repairs are done in a day. A full resurface usually wraps in a day or two, with a cure window before furniture goes back. We give you the exact timeline on the assessment.

Resurfaced our old broom-finish patio instead of tearing it out. The new top reads as a brand-new patio and we used the slab through the summer.

Spalled corners at the steps, patched cleanly and colour-matched. No more catching shovels on the broken edges, and the seam is barely visible.

★★★★★

Honest that the back half of the patio had base problems and the front half was sound. Replaced the back, repaired the front, exactly what we agreed on.

Cracks sealed before they could grow. The seal is back on the whole patio and the slab looks easily a decade younger than it did before.
