When Your Garage Floor Coating Fails in Las Vegas

Peeling, chipping, or lifting coatings need more than a fresh topcoat. Las Vegas Concrete removes the failed system entirely, assesses and repairs the slab underneath, then installs a complete coating system with the mechanical prep that should have happened the first time. The result holds because the foundation is sound.

  • Strip to bare concrete, not over old coating
  • Repair slab cracks and pitting first
  • Install full system with proper prep

The problem with layering

Why Coating Over Coating Fails in Las Vegas

A new coat applied over a peeling or lifting coating will fail in the same spots where the old one is failing. The new material bonds to the old coating, not to the concrete slab, so wherever the original coating is already separating, the new coat lifts with it.

Proper garage floor repair removes the entire failed system first. Grinding or shot-blasting takes the coating back to bare concrete, exposing the slab so we can see what damage exists underneath. Cracks are routed and sealed, pitted areas are patched with repair mortars, and moisture is tested.

Once the slab is sound, the new epoxy, polyaspartic, or polished concrete system goes down with the mechanical prep that bonds it to the substrate. This time it stays bonded.

The repair sequence

How Garage Floor Repair Gets Done Right

  1. Identify the failure mode

We inspect the garage with you, document where and how the coating is failing (peeling at edges, hot-tire pickup, moisture blistering), and determine what caused it.

  2. Strip the failed system

Mechanical grinding or shot-blasting removes the entire failed coating down to bare concrete, exposing the slab so we can assess its condition.

  3. Repair the slab

Cracks are routed and filled with epoxy or polyurethane, spalled areas are patched with repair mortars, and the surface is profiled to accept the new coating.

  4. Install the new system

The new coating, whether epoxy, polyaspartic, or polished, is applied as a complete system with primer, body, and topcoat in the right sequence and temperature.

Choosing the right coating

Picking a Better System for the Repair

Sometimes the original coating choice was correct but installed wrong. Other times, a different system is the better fit for how you actually use the garage. During repair, we can switch to a coating that performs better for your needs.

If downtime is the issue, polyaspartic cures in about a day and is UV-stable for outdoor exposure. If you want no coating at all, polished concrete is ground and sealed, giving you a hard, low-maintenance slab. If budget matters, epoxy is the proven workhorse when installed with proper prep.

The repair assessment includes a recommendation on which system makes sense for your garage and your budget.

Garage Floor Repair FAQs

Why coatings fail, what stripping involves, and how to avoid repeating the same failure.

Almost always because the slab was not mechanically prepped before the coating went on. Coatings rolled over a sealed or dusty slab cannot bond, and they peel at the tires within a season. The fix is to strip back and prep properly the second time.
No, and no honest installer would. A coat over a peeling coating just delays failure; the new coat lifts wherever the old one is lifting. Real repair strips back to bare concrete first, then rebuilds the system properly.
Depends on why the first one failed and how you use the garage. Often the original choice was right, just installed wrong. Sometimes a different system, polyaspartic or polished, is the better fit for the use.
Yes. Cracks are routed and filled, spalled and pitted areas are patched with repair mortars matched to the coating that will go over, and the surface is profiled fresh so the new system bonds to sound substrate.
Usually a few days from strip-back through new install, depending on coating type and cure windows. Polyaspartic rebuilds finish in about a day; epoxy takes longer to fully cure for vehicles.

Previous epoxy peeled by the door within months. They ground it all back, prepped right, and re-installed the same brand of product. Two years later still solid where the original lasted one season.

Switched from a basic epoxy to polyaspartic during the repair because we cannot afford the downtime again. Done in a day this time, has held up perfectly.

Honest assessment that the failure was prep, not product. Repair was thorough, the new floor bonds to the slab like it should have the first time.

Stripped the failed metallic coating and went polished instead. No more coatings to worry about, the slab itself is the finish now.
